Barvista provides high quality factory constructed single- & multi-family home and commercial buildings at our Northern Colorado building facility that are purchased, delivered, installed, and finished locally by a builder or contractor.
What sort of construction has Barvista actually done?
Barvista has successfully completed single family, single family attached duplex, single family attached townhome triplex, single family attached townhome four-plex, single family attached townhome five-plex, multi-family apartment building, muilti-family condo building, commercial buildings, single family homes with up to twenty (27) modules, and multi-family buildings with as many as thirty-two (32) modules.
Is Barvista a part of a large national company?
Barvista is a locally managed, privately held, Colorado based company. Barvista managers are industry veterans that average over twenty (20) years of industry experience. Barvista’s only facility is our Berthoud, Colorado building facility.
What building code does Barvista construction comply with?
Although the exact code varies by state and locality, Barvista construction is built to the recognized building code required for all builders (including site builders) in most areas.
How is Barvista’s inspection process and code enforcement different than on-site?
Most states and areas provide an approved “factory construction” plan approval and plant inspection/certification program that allows for the inspection and enforcement to occur during the design approval and factory building phase of the project. Other than the local permitting, which may require a “factory construction” plan approval, and the initial design approval that is typically handled at the state level, the finished product will not be different.
Are there any restrictions on whether I can use Barvista in my city or subdivision?
Most states have laws that require cities and local jurisdictions to accept all types of construction, including Barvista, that will meet or exceed recognized building codes. Therefore, in most of the western states, our construction is limited only by the same design and architectural restrictions that are placed on all construction in subdivisions and developments.
Can I put a Barvista anywhere in the country?
Most states have laws governing factory construction and the approval of individual factory’s construction for the entire state. Barvista is approved for construction in most of the Rocky Mountain west. In addition, economic feasibility with respect to transportation costs typically limits our delivery region to the western states.
Do I have to be a builder or contractor to work with Barvista?
Because we are a factory construction company only, our projects must be subcontracted through qualified regional builders and contractors that specialize in ensuring that a project is properly designed, ordered, delivered, installed, and completed.
What sort of financing is available if I use Barvista?
Our qualified regional builders and contractors are able to use most conventional finance sources to distribute funds necessary for our process. An initial payment for plans, a percentage cash deposit to initiate material ordering and production scheduling, and final cash payment when production is complete are required of our qualified builders and contractors for any project with Barvista. Therefore, our builders and contractors will engage a lending or mortgage company that will incorporate a cash term sale with us.
Will a Barvista project appraise differently than site-built?
Because our construction is built to meet the same building codes as site-built, and because Barvista DOES NOT build any Hud homes (“mobile homes”), conventional finance companies and appraisers will evaluate our finished construction in the same way they do site-built construction.
Is a Barvista as structurally sound as site-built construction?
Unlike site-built, our construction must be transported to the jobsite, and then craned in place. Because we have a high level of finish that must be maintained during these processes, our structure is quite substantial relative to a comparable site built project. For that reason, most structural elements of finished Barvista construction will, generally, exceed the load requirements.
Do I need an architect to use Barvista?
Whether or not you will need an architect for your project depends on the size, scale, and type. Most average-sized single family or single family attached duplex homes can be taken through the design and planning stages by your builder and Barvista. Any single family development or subdivision, attached townhome, multi-family, or commercial construction project should have an architect.
Are all systems in place when the factory construction phase is finished?
Unless requested otherwise, Barvista construction will have structural, plumbing, heating, and electrical systems that are complete except for being hooked-up to the property utilities and connected between delivered modules. While allowing for connections and hook-up in the field, most fixtures and components will be installed and finished prior to shipment.
Will the finishes, fixtures, and finish materials be completed in the factory?
While allowing for structural and mechanical connections in the field, the projects finishes, fixtures, and finish materials will be installed and completed prior to shipment.
Can Barvista provide partially complete construction or omit certain elements?
Barvista can provide construction that is completed to whatever level is requested. There is no restriction on the percentage of completion or level of completion prior to delivery. However, omission of certain structural, mechanical, or electrical elements or systems will require that the system design and installation be locally approved and/or inspected.
How wide and how tall can Barvista build a module?
Width and height limitations are directly related to the transportation route from our facility to the jobsite, and the weight of the shipping module. Shipping modules can be built by Barvista as wide as twenty (20) feet. However, sections wider than fifteen (15) feet are limited to a maximum of sixty (60) feet long due to the excessive weight. The height of a module is limited by the height of the delivery equipment, and the type of roof applications. Shipping modules cannot have a sidewall height in excess of nine (9) feet and have an attached roof.
